Every week in northern NJ real estate brings something we could not have scripted, and this one delivered on that promise. From a buyer who pivoted from condos to a single family home to a septic finding that turned into a bigger capacity conversation, this northern NJ real estate market update covers a week that kept us moving and problem solving from start to finish.
Here is how the week came together across our clients and closer to home.
A Condo Buyer Closed on the Right Single Family Home
One of the more rewarding wins this week came from a buyer who first reached out looking at condos. As we walked through their needs, it became clear that a single family home was the better long term fit, and we found one that matched. We negotiated a great price and got them to the closing table.
That closing came with a story we will be telling for a while. When the key went missing on walkthrough day, Kurt climbed through a window to complete the inspection and keep everything on track. It is a small example of the kind of hands on effort we bring to every transaction.
A Full Week of Inspections and a Septic Capacity Puzzle
Beyond that closing, the week was full of inspections for three different clients. Inspections are where a lot of the real work of a transaction happens, and this week proved it.
One property came back with a failed septic, which opened a larger conversation about capacity. We are now looking at the existing bedroom count, the current septic size, and how the town approaches land use to understand what the property can support. These are the details that can make or break a deal, and sorting through them carefully is exactly what protects our clients.
A Finished Guestroom and Getting Ready for the Stage
Closer to home, we finally finished a full overhaul of our guestroom. After a long stretch of work it is officially a finished space, and it feels good to check that project off the list.

An Afternoon at Fayson Lakes
We closed out the week at the Fayson Lakes beach with our girls. Watching them swim in the same lake we grew up swimming in, surrounded by the community out enjoying the water, was the kind of moment that reminds us why we love living and working where we do.

This week reinforced something we see often across Morris, Bergen, Passaic, and Sussex counties. Buyers who stay open to the right home, rather than a specific property type, often end up in a better position, and the details uncovered during inspections matter as much as the offer itself.
