A House Hack Reaches Maturity After Six Years
One of the most rewarding stories of the week belongs to our clients Carly and Joel. Six years ago, in the early covid days, they bought a two family property and turned it into a house hack. Today that plan is paying off in full. They rent both units and the garage as three separate income streams, they have held onto the low interest rate they locked in back then, and the property continues to cashflow well.
Even better, they have since bought their own single family home and are raising their family while their first investment keeps working in the background. This is exactly what house hacking is built to do, and watching a client investment plan compound like this over the years is one of the best parts of what we do.
A New Listing in Vernon and a Family Relocating to the Carolinas
We spent time this week on listing prep and photography for a family in Vernon that is relocating to the Carolinas. They bought their home fairly recently and now need to move again, which is one of the harder positions a seller can face. Selling after roughly a year almost always puts pressure on the numbers.
Our job in a setup like this is to limit the downside. That means sharp pricing, strong presentation, and a clear strategy so the family walks away with as much protection as the market will allow. Vernon and the surrounding Sussex County towns still draw steady interest, and getting the home to market the right way is what gives this family the best possible outcome.
A Deal Falls Through at 1 Highland and Comes Right Back
Our listing at 1 Highland is a reminder that a strong home rarely stays down for long. The property drew multiple offers and went into attorney review, and then the buyer got cold feet and the deal blew up. That is frustrating for everyone, but it is also part of the business.
Rather than lose momentum, we put the home right back on the market and already have offers in hand. We are running the same execution strategy that generated interest the first time, and the listing is moving back in the right direction. A well positioned home in northern NJ still commands attention.
Off the Clock: Race Prep and Live Music
The week was not all real estate. We both signed up for the next NASA race and, for the first time, we will be racing against each other, something our track friends are having a great time with. Race prep is far more than signing up for a track day. It means fluids, minor fixes, and fresh decals, all squeezed into a chaotic work summer, but like most entrepreneurs we tend to thrive on a deadline.
We also made room for live music. Kurt's band played a show in Garwood, which was a great night to hear some of their newer songs, and we headed into the city to see Rush in concert with our parents. For the greatest band of all time, it was about as good as it gets.
What This Week Tells Us About the Northern NJ Market
The throughline this week is that strategy matters more than luck. A house hack set up carefully six years ago is still generating income, a difficult relocation becomes manageable with the right pricing and protection, and a listing that lost its buyer bounces back quickly when it is positioned well. Across Vernon, Sussex County, and the wider northern New Jersey market, buyers and investors are still active for homes that are priced and presented with intention.
