No Brakes: Out of Office, Not Out of the Race in Northern NJ

Every August we hitch up the travel trailer, load up our daughters Zoey and Violet, and drive out to Greenport on the North Fork of Long Island. We have been going for more than fifteen years now. What we do not do while we are there is shut the business down. This northern NJ real estate market update comes to you from a week where two deals closed, two more went pending, and a roof negotiation got worked out from a campsite.
Here is what the week actually looked like.

Two Closings Without Us in the Room

Two of our transactions closed while we were away. We were not physically at either table, and that is a detail worth sitting with, because a well run transaction should not depend on the agent being in the room on the final day. The work that makes a closing smooth happens in the weeks before it, in the attorney review, the inspection response, the appraisal follow up and the lender check ins.
What we did do was call both sets of clients right after. We caught them mid celebration, which is a considerably better version of that phone call than the one you make when something has gone sideways. Those calls are the reason we do this.

Two More Went Pending Across Northern New Jersey

Two additional deals moved to pending during the same stretch. Buyer activity in northern New Jersey has held up better through late summer than a lot of people expected, and we are seeing motivated buyers move decisively when the right home comes up rather than waiting for a fall inventory wave that may never arrive.
We also spent time this week with a seller who is preparing to list. That prep work, deciding what to fix and what to leave, what to declutter, and how to sequence it before photos, is where a listing quietly wins or loses weeks of market time.

A New Buyer Consultation From a Campground

A new buyer reached out while we were parked at the campground, and rather than push them out two weeks, we ran the consultation from the trip. Serious buyers do not schedule themselves around our calendar, and in a market where good homes go quickly, the difference between talking to someone this week and talking to them in three weeks can be an entire missed opportunity.

What a Roof Actually Costs in Northern NJ

The most useful thing we did all week happened over text and phone calls. Inspection items came back on two different transactions. On one of our listings, the inspection turned up a failed roof, and the buyer, a first time buyer already carrying a normal amount of nervousness, received a replacement quote that was dramatically higher than what the work actually costs in this area.
We own and operate investment properties, and we have paid for roof replacements out of our own pockets more than once. So we knew immediately that the quote was not a real number. We were able to tell our client exactly that, explain what a roof of that size and pitch genuinely runs in northern New Jersey, and negotiate toward a credit that reflects reality instead of a worst case estimate.
This is the part of the job that does not show up in a listing photo. Knowing what things cost, from the contractor side and not just the agent side, is the difference between a deal that falls apart over a scary number and a deal that closes with both parties feeling reasonably treated.

Working Without Setting Office Hours

We did not set hours or announce that we would be unreachable. We answered calls and emails as they came in, some days more than others, and stayed as present as we could with the girls in between. It is an imperfect system and we are not going to pretend otherwise.
What it did give us was unstructured time to think, which we almost never get at home. Some of the best planning we have done for Blue Flags Realty this year happened outside the camper after the girls went to bed.

Fifteen Years on the North Fork, and It Started With a BMW

People ask how we ended up out here every summer, and the answer is that we went looking for a car. We were living in New York City at the time and drove out to the North Fork to see a 1990s BMW E36 M3 that was for sale. We did not buy the car. We fell in love with the place instead, and we have been coming back multiple times a year ever since.
The trips changed shape along the way. It started as hotels and Airbnbs for a weekend, turned into longer stays once the girls were born, and eventually became August at the Greenport campground with the camper. Fifteen years in, we belong to a number of the vineyards, we have our regular spots for food and wine, and we have never made the drive home without a trunk full of bottles.
What makes this year different is watching Zoey and Violet take it in. We came out for a car and found the wine, the farms, the water and a whole way of spending time. Handing that to our daughters is worth more than the M3 would have been.

What This Week Tells Us About the Northern NJ Market

Deals are still moving. Buyers are still committing. Sellers are still preparing to list heading into fall, which suggests inventory should loosen slightly across Morris, Bergen, Passaic and Sussex counties in the coming weeks. And inspection negotiations are getting sharper, particularly on larger ticket items like roofs, where inflated contractor quotes are showing up more often than they should.
